What's my home actually worth?+

The honest answer takes a walk-through, not a website. Zillow and Redfin estimates miss the details that matter: condition, location, layout, comparable sales that actually closed. I'll give you a real number based on what buyers in your neighborhood are paying right now, plus what I think we can push to with the right marketing. No obligation.

Can you actually close in 7-14 days for cash?+

Yes. Through my active investor network. Cash offers are typically 80-90% of retail value in exchange for speed, no repairs, no showings, and no financing contingencies. It's the right move for owners in specific situations: probate, divorce, out-of-state, tired landlord, tenant issues, deferred maintenance. It's not the right move if you have time and want top dollar. I'll tell you which you are.

Can I really build an ADU on my lot?+

Most SGV and IE lots qualify. California law is now firmly on the homeowner's side: most residential lots can add a detached ADU up to 1,200 sq ft AND a junior ADU up to 500 sq ft inside the existing home. That's two potential rental streams. I'll walk your lot with you and help you understand what your specific property can become, and whether the numbers make sense.
